Retirement Planning Basics - Mastering the Housing Pension

What is the housing pension?
It is a program in which seniors aged 55 or older put up the home they live in as collateral and receive a fixed amount every month for life, like a pension.
<Eligibility>
Age: One of the spouses is aged 55 or older
Home: A home or residential officetel with an officially assessed price of 1.2 billion won or less
Owners of two homes: Eligible if the combined price is 1.2 billion won or less
If exceeding: Even if the officially assessed price exceeds 1.2 billion won, you can enroll on the condition that you dispose of one home within 3 years
Nationality/residence: One of the spouses is a Korean citizen and actually lives in the home
<Examples>
Seoul apartment assessed at 700 million won + regional home at 400 million won = combined 1.1 billion won → eligible
A single home with an assessed price over 1.2 billion won → not eligible
<Advantages>
Stability: You can keep living in your own home while receiving the pension, and even if one spouse dies, the surviving spouse can continue to receive 100% of the same amount National guarantee: Payments are guaranteed by the state, so there is no risk of the pension being stopped
No inheritance burden: Even if the home's value is lower than the pension paid, no additional claim is made against the heirs, so there is no inheritance burden
Tax benefits: Various tax benefits, including registration tax reduction, property tax reduction, and income deduction for interest costs
<Precautions>
Fixed pension: The pension stays fixed even if home prices rise
Termination costs: Penalties and costs may arise if you terminate early
Ownership issue: If you choose the trust method, ownership is transferred to the corporation, which can feel burdensome
Inheritance limits: A structure that makes it difficult to pass the home down to children as inherited property
<Calculating the payment amount>
- The payment amount is determined by the subscriber's age and the home's market price, based in particular on the age of the younger spouse
- Home market price: Based on KB Kookmin Bank or the Korea Real Estate Board
<Example>
A 65-year-old enrolls in the housing pension using an apartment with an officially assessed price of around 300 million won as collateral
Monthly pension payment : about 770,000 won
< Preferential-type benefits >
If you are a basic pension recipient and qualify for the preferential-type housing pension, the monthly payment can increase to 900,000 won or more
The preferential type applies when you meet the conditions of being a basic pension recipient + owning one home worth less than 250 million won
<How to check the pension amount>
You can check it through the Korea Housing Finance Corporation's housing pension estimated payment inquiry
1) Enter your address to automatically check the home's market price
2) Enter the ages of the subscriber and spouse
3) Select the payment method (lifetime, mixed, etc.)
